Interior Finishes

• 9 ft ceilings on first floor.
• Gas fire place where applicable.
• All trim to be 4¼” Colonial base with 2¾” casings from builder’s samples; doors are classique series.
• Ceilings are California stucco excluding kitchen, eating area, bathroom powder room and laundry which are smooth finish ceilings.
• Quality primer and 2 finished coats of quality low VOC paint on all interior walls.  Purchaser to have choice of 2 colours from Vendor’s samples.
• All trim and doors to be painted white semi gloss.
• Double rod and double tier shelving in master bedroom walk in closet.
• All hardware in polished brass or brushed nickel.

Flooring

• Pre-finished natural oak hardwood (selection of colours available) throughout living, dining and family room and front foyer and entry hall as designated on builders plans.
• Quality ceramic floor to be selected from builder’s samples and installed in powder room, bathrooms, laundry room.
• Quality broadloom installed in all bedrooms and second floor as per builders samples.
• Natural oak staircase (including landings).
• Upgraded 1¾” oak pickets and solid oak capped handrails (where applicable).
• All sub-floors are 5/8” tongue and groove sheeting with engineered floor systems.

Kitchen

• Spectacular Barzotti Kitchen cabinetry offered in variety of finishes and styles.
• Ceramic backsplash from builders samples.
• Granite countertops in kitchen, island and desk (as per plan, and chosen from builders samples).
• Double stainless steel under mount sinks with single lever faucets with pull-out spray.
• Dishwasher space provided including electrical and plumbing rough-in with hot water takeoff shut off valve.
• Exhaust hood fan over stove with 6” vent to exterior.

Laundry

• Laundry room will be equipped with washer hot and cold connection for automatic washer.
• White upper cabinets above washer and dryer and a laminate counter top from builders samples.
• Laundry tub includes enclosed lower cabinets.
• Vent caps and heavy duty receptacles for dryer.

Ensuite/Bath

• Master Ensuite to include granite counter tops with His and Her under mount sinks.  (Granite choice from builder samples).
• Ensuite includes spacious soaker or whirlpool tub (determined by plan) and separate shower with optional frameless glass shower.
• Pot light included in master en-suite shower.
• Premium quality coloured ceramic wall tiles, full height in all bathtub enclosures (excluding master ensuite tub).
